Welcome to the Dalux FM release notes for 2026.3 (June 16th, 2026) and 2026.4 (Jun 30, 2026).

New layout for service agreements
The layout of the service agreements has been updated to organize the information more clearly.
The service agreement is now divided into the following sections:
- Contract details
- Contract period
- Economy and disciplines
- Placement
- Recurring work orders
- Your custom fields
KPI on service agreements
We are introducing KPI settings for service agreements. You can set up KPIs for performance and cost, including thresholds and acceptance rates, and organize the performance measurements by assets, zones, buildings, or lots.
For KPIs you can set up thresholds and acceptance rates for
- Time to respond
- Time to complete
Multiple KPIs can be set up and cover either ad-hoc work orders or recurring work orders. It is also possible to set the scope of the KPI to specific assets, buildings, or lots.
A dashboard will provide an overview and help you monitor KPIs across your service agreements.
More details about this new feature will be available soon in a dedicated article.
Recurring work orders show on service agreements
When you add a service agreement to one or more recurring work orders, you can now easily see those work orders right from the service agreement. This makes it simpler to get a clear overview without having to look in multiple places.
Set a responsible for service agreements
You can now assign a person responsible for service agreements, as well as add an extra recipient.
Both will receive a notification when the service is close to expiring (if notifications are turned on).
The person responsible for the service order will also have a dedicated inbox in the service agreement section, showing only the agreements they manage.
Connect a service agreement to zones
You can now link service agreements to specific zones.
This allows you to specify how maintenance should be managed in each zone and helps ensure the right procedures are followed. For example, a surgical room can be assigned a service agreement for specialized cleaning after each procedure.
Attached documents shown in supplier approval requests
If a supplier attach documents in their approval request, they are now correctly shown for the FM responsible approving the request.
Work order history log updated to highlight important changes
To help give a clearer overview of information and communication in work orders, the history log has been updated to better differentiate new information from metadata changes, such as when messages and or images have been added.

Work order template locked after work orders are accepted by supplier
Work order templates will be locked once a supplier has accepted a work order based on that template. This helps ensure the agreed-upon work remains consistent and avoids any confusion if changes are made while the work is underway.
Description and image locked for work orders accepted by supplier
After a work order is sent and approved by a supplier, the FM in charge can add or update images or descriptions within the work order. This helps ensure the scope remains consistent after the original work order is accepted. If necessary, extra details can be shared with the supplier through a message.
New calendar view for planning work orders
The calendar view now includes a new side panel that shows unplanned and overdue work orders. You can simply drag these work orders from the side panel onto the calendar to quickly set the start date and deadline.
Access to documents permissions moved in user roles
Access to document is now set in a Shared area in the user role permissions. This allows you to give user groups view or edit permissions to specific documents regardless of their placement in Locations or in Documentation. Please note, if a user role did not have access to the Documentation module but did have access to specific documents in Locations, you will need to restore their permissions for those documents.
Custom zones colors and zones on drawings
You can customize the color of your zones, allowing you to color code zones as desired. Zones can also be shown on drawings when viewing drawings in a building.
Sum of square meters covered by a zone shown in list view
The list view for zones now includes a column showing the net and gross area of the rooms within each zone.
Deprecation notice for the Message module
We have removed the Message module and moved certain features to work orders.
Two new columns are now introduced to work orders:
- Latest supplier message
- Latest reporter message
When a supplier or reporter adds a message the columns will update with the latest message in bold, indicating it is unread. When opening the work order, the message will automatically be marked as read.
You can also filter in the list view for all unread messages.
